Institutional/Office vacant land in Cordata. In the vicinity are Peace Health, Sea Mar, and Merrill Gardens, nearby 72 acre WCC Campus. Site consists of 2 lots, a total of 1.68 acres. Located in the Cordata PUD. Wetland Delineation Report completed in 8/20. 90% of the low category wetlands are on the north lot. Use the south lot to build, and the available middle section of the north lot by SeaMar medical for parking. The wetlands are very low quality and the City allows for reducing the buffers by 50% coupled with some minor additional wetland protections (densely planting the buffer, directly lighting away for wetland, etc.) Buffers are currently 50’ and could be reduced to 25’ which would allow building areas to nearly double.
